Amsterdam-Zuidoost: colocation in the business district

Amsterdam-Zuidoost is the business district in the southeast of the city, with several datacenter operators inside a few square kilometres. We are an independent advisor, not an operator: the datacenter pays us a fee, and your contract is with them.

The campus in numbers

What Amsterdam-Zuidoost is, and what it is good at.

Indicative figures for the district rather than a spec sheet for one building. Power ceilings and availability are set per hall; we check the current ones before we recommend a site.

Multiple operators
More than one operator has a presence in the district: Equinix, NorthC and Datacenter.com. Comparable sites that close together are useful bargaining power when you ask for a price.
3–70 kW per rack
The band we usually place. Halls here run from standard air-cooled to high density; the ceiling is a per-hall answer, so ask for the specific one.
AMS-IX · NL-ix
Both exchanges are reachable from the district and cross-connects are ordered inside the building. Metro fibre to Nikhef is available; price the circuit before you compare areas.
13–16 km from the city centre
Indicative: about 13 to 16 km and 20 minutes by road outside rush hour from Amsterdam city centre, and roughly 19 km (also 20 minutes) from Schiphol. Direct trains to Amsterdam Bijlmer ArenA if your engineers come by rail.
Easy to visit
The practical argument for this district: if your office is anywhere in the Randstad, an engineer can be at the rack and back inside a morning.

What we'd place here

Three workloads that fit Amsterdam-Zuidoost.

The district is the pragmatic middle: good access, real carrier choice, several operators to play against each other. Not the cheapest, not the most connected.
01
Your first dedicated racks
Coming out of a server room or a shared rack. Close enough to visit, serious enough to pass an audit, and priced in a district where you have alternatives.
02
A second site for disaster recovery
A different building and a different power feed from your production hall, without leaving the metro or the latency budget.
03
Corporate migration off a server room
Insurance or the office move forced the question. A clear SLA, badged access for your own staff, and a hall you can walk into.
What to check before you sign

Five things worth asking in this district.

Several operators close together is your advantage, but only if you compare the same things. This is the list we work through.
Power ceiling per hall
What your hall delivers per rack today, what the A and B feeds are rated at, and what an upgrade costs. Two buildings a kilometre apart can differ a lot.
Cross-connect pricing
Per connect, per month, plus the one-off, and whether it is indexed. Also ask which carriers are already in the meet-me room before you assume you can reach yours.
Term and indexation
What the annual increase is capped at, and what a longer term buys. Get the cap in the contract rather than a verbal reassurance. What 36 and 60 months buy is in the note on negotiating a rack price.
Remote hands SLA
Response time, what is included, per-quarter-hour billing, and the out-of-hours escalation path. You are close by, but not at 03:00.
What happens at renewal
The rate at year four is where most of the money is. Ask now, while there is another operator down the road who would also like your racks.
Datacenters we send elsewhere

When Zuidoost is the wrong district.

If the workload is network-first, Science Park is usually worth the premium and we will say so. If you need a large footprint at high density, Schiphol-Rijk normally has more room. And 1U, half racks and shared racks we do not place anywhere. That is a real product, some parties do it well, and we will tell you who to call rather than sell you something you do not need.
Questions we get

Operators, disaster recovery, price and access.

Which datacenters are in Amsterdam-Zuidoost?

Equinix, NorthC and Datacenter.com all have buildings in the district. We are tied to none of them and pick on power ceiling, carriers and availability. Amsterdam allows no new large datacenters until 2035, and Capacity in Amsterdam in 2026 sets out what that leaves free.

Is Zuidoost a good disaster recovery site?

It can be, if your production hall is in another district and on another power feed. Same metro keeps the latency budget intact; different building and grid connection is what matters.

How does the price compare with Science Park?

Usually lower on the rack and higher on the metro circuit if you need heavy interconnection. That trade-off is the whole comparison, and we price both sides before you choose.

Can I visit my racks myself?

Yes, with badged access for your named staff. Ask how long badging takes and how many people you can list before you sign.

Comparing Zuidoost with the rest of Amsterdam?

Tell us your racks, power per rack and timeline. We will put the district against the alternatives and come back with real numbers.
