Why use an advisor

Getting a rack in Amsterdam in 2026.

01
Under 10% of space free
Amsterdam colocation vacancy is 6.5 to 9.4 percent, down from 24 percent five years earlier, and rents rose 18 percent year on year in the first quarter of 2025. Which hall has room changes by the quarter.
Space
02
No new build until 2035
Since June 2025 the city allows no new large datacenters and no expansion of existing ones, except in rare cases, and it makes no grid room for them before 2035. TenneT has no grid capacity for new large users in large parts of Noord-Holland before 2031 to 2036. The halls standing now are the supply.
Power
03
A quote starts with a brief
An operator prices against rack count, kW per rack, redundancy, carriers and a date. We send that brief to a named account manager we buy from ourselves, so your first call is about price and hall, not about who you are.
Access
04
Free to you
Digital Realty and NorthC run partner programmes that pay advisors a referral fee. You sign with the datacenter, on their contract and their invoice. We never invoice you and never add a margin.

Who it's for

Who we place, from one rack to a private suite.

Dedicated space only. For 1U, half racks or a shared rack, we name a party that does it well.
01
Hoster, SaaS or MSP outgrowing its hall
Your next racks need more kW than the hall can deliver, or your carriers sit in another building. We find a hall with the power free and send the cross-connects and IX ports with the space request. We buy the racks for Serverside.com, at Digital Realty in Schiphol-Rijk and at Nikhef, the same way.
Dedicated rack colocation
02
A company leaving its own server room
An office move, the insurer or the power bill has put the room on the agenda. We set a rack in Amsterdam against what the room costs now: power, cooling, UPS upkeep, floor space. You keep your own keys, and remote hands swaps disks and reboots servers around the clock.
Colocation in Amsterdam
03
A cage or suite, from four racks
A cage is your own perimeter and access list inside a shared hall; a suite adds walls and a door. Under four racks a cage costs more than it returns. From four racks up, we negotiate the power block you will grow into before you sign.
Cages and suites in Amsterdam
04
A second site for disaster recovery
Production stays where it is, in London, Rotterdam or your own server room. The replica goes to a hall on another power feed and another fibre path, far enough to survive the same incident and close enough for replication. We size racks, power and cross-connects for the day you fail over.

05
GPU racks at 20 to 70 kW
NVIDIA rates an eight-GPU DGX B200 at 14.3 kW, so one node fills an air-cooled rack. Above that you are choosing a hall: we find one that can cool your density, with liquid if needed, and get the power reserved before the hardware lands.

06
Peering at AMS-IX and NL-ix
You run your own ASN and want the exchanges and your carriers a cross-connect away. We place you in a building where AMS-IX and NL-ix both sit, size the ports and cross-connects, and name the carriers worth having. The network we run for Serverside.com peers at NL-ix and five other Dutch exchanges.

Why Amsterdam

One of the most connected metros in the world, and four markets inside 11 ms.

London · Frankfurt · Paris
7, 8 and 11 ms round-trip on a carrier circuit, and the Benelux closer still. One site serves the UK, Germany, France and the Low Countries; a second site becomes a choice, not a requirement.
AMS-IX · NL-ix · 170+ carriers
One of the largest exchanges in the world at 15 Tbps and 900-plus networks, a second exchange beside it, and more than 170 carriers on the Science Park campus alone. Every one of them is a cross-connect in the building, which is what keeps transit and IP prices competitive.
EU sovereignty
You sign with the datacenter's EU-registered company, and your data sits on hardware you own, in an EU hall, with the keys to your rack in your hands. If the operator's ownership matters too, NorthC and other European-owned operators are on the list. Operators, carriers and engineers work in English as a matter of course; the Netherlands ranks first on the EF English index. The usual answer for UK and US teams that need an EU footprint without a language problem.
Tight supply, room found
New build is capped and many halls are full or close to it. Most projects still find a home at Digital Realty, Equinix, NorthC or one of the other operators, as long as someone knows which hall has capacity free right now and what it takes to get it. We work that out before you see a quote.

Datacenters we work with

Digital Realty, NorthC and the other Amsterdam operators.

We place customers with datacenters such as Digital Realty and NorthC, in the site that fits the workload. We are independent of all of them; the datacenter pays us a fee, and your contract, invoice and SLA are with the datacenter.
01
Science Park, Schiphol-Rijk, Amsterdam-Zuidoost
Several campuses and operators, each with its own power ceiling, carrier mix and availability. We tell you which one and why.
02
3–70 kW per rack
From standard air-cooled halls to liquid-cooled GPU density. We size it to your actual gear, not a brochure number.
03
Direct to AMS-IX, NL-ix and Nikhef
IX ports and cross-connects ordered inside the building, dark fibre to Nikhef from any cluster. Your carriers, your IP space.
04
Dedicated racks, cages, suites
Your own contract, your own keys, your own power commit.

How it works

Four steps. Best deal, no markup.

  1. Step 01Tell us what you needRacks, power per rack, redundancy, connectivity, timeline. Five minutes.
  2. Step 02We engineer and negotiateRack count, kW, connectivity, campus and a target price, pinned down before the datacenter sees it, so nothing gets re-scoped halfway. If the answer is that you don't need colocation, we say so.
  3. Step 03We fast-track the introductionWe pick the account manager who handles deployments your size and send them the full brief. Requirements and expectations are aligned before the first call, so you get the best terms and the shortest provisioning time.
  4. Step 04You contract with the datacenterDirectly. We stay on as technical contact for as long as you want us.
Who we are

Engineers who run this kit for a living.

Our focus is Amsterdam. We have racks here ourselves, and we know the halls, the carriers and the account managers. Need another market as well? Ask, and we can help there too.

We're not brokers. Our team runs production infrastructure in these buildings: Jesse Schokker runs Serverside.com, a bare-metal cloud across seven metros, and the network behind Host Havoc.

So we know what a cross-connect costs, which hall has spare power and what a good price looks like. That's how we choose your site and negotiate your deal.

Questions we get

The model, the price, the sites, the scope.

Do you resell colocation?

No. You contract with the datacenter; their contract, their invoice, their SLA. The datacenter pays us a fee. We never add a margin.

Can I not just call the datacenter myself?

You can, and for one large, simple order with no deadline that works. Through us the hall is checked for free kW before anyone quotes, a named account manager gets your brief, and we negotiate the small print. It costs you nothing either way.

Is there capacity in Amsterdam right now?

For racks in the low kW range, there is room somewhere in the metro. High density, or many racks at once, takes planning: less than 10 percent of space is free and the city allows no new large datacenters until 2035. We check per hall before we introduce you. The permit stop and the grid queue are in our capacity note.

What does a rack in Amsterdam cost?

Roughly a monthly fee per rack plus a per-kW charge for committed power, plus one-off cross-connects and IX ports. Real numbers depend on campus, density and term; we get you a negotiated quote, not a list price. What moves in a negotiation is in our note on negotiating a rack price.

Which Amsterdam datacenters do you work with?

Digital Realty (Science Park, Schiphol-Rijk, Amstel Business Park), NorthC and other operators in the metro. We pick the site on merit: power ceiling, carriers in the meet-me room, availability.

Do you do 1U, half racks or shared racks?

No. Dedicated racks, cages and suites only. For a few servers we'll point you to a shared-colo party that does it well.

Can I get AMS-IX, NL-ix or a cross-connect to Nikhef?

Yes. IX ports and cross-connects are ordered inside the building; Nikhef is a campus cross-connect at Science Park and a dark-fibre pair from the other clusters. We size the ports and cross-connects with you before the quote.

How fast do you reply?

Within one business day, with a sanity check on your requirements and a proposed campus.

Do you help with the migration?

We stay on as technical contact: move-in scheduling, cross-connect orders, power upgrades. The physical move is yours or your integrator's; we can recommend one.

Frankfurt or London too?

On request, yes. Amsterdam is our focus, but if Frankfurt, London or another market fits better, we can help you there too.

Get a negotiated quote for your specs.

Tell us your specs. We'll come back with a real, negotiated quote from the datacenter, not a range from a brochure.
