Schiphol-Rijk: colocation on Amsterdam's large campuses
Schiphol-Rijk is the business park south of the airport where the bigger Amsterdam datacenter campuses sit. We are an independent advisor, not an operator: the datacenter pays us a fee, you contract directly with them, and we will tell you when a different area fits you better.

The Digital Realty buildings in Schiphol-Rijk.

What Schiphol-Rijk is, and what it is good at.
Indicative figures for the area rather than any single building. The power ceiling, cooling design and availability are per hall, and we check the current ones before recommending a site.
- Haarlemmermeer, south of Schiphol
- Schiphol-Rijk is the business park on the south side of Schiphol, in the municipality of Haarlemmermeer rather than Amsterdam. Bigger plots, bigger buildings, and room that does not exist inside the city.
- Large campuses, higher power
- The Amsterdam sites with the most floor space and the biggest power blocks tend to sit out here rather than inside the A10. That is the main reason to look at the area.
- 3–70 kW per rack
- The band we usually place. The top of it is generally easier to find on a Schiphol-Rijk campus than inside the city, but it is still a per-hall question.
- AMS-IX · NL-ix
- AMS-IX and NL-ix both have a presence on the Digital Realty campus here, and so do more than ten carriers. A port on either exchange is a cross-connect in the building, not a metro circuit.
- 10 km from Schiphol
- Indicative: about 10 km and 10 minutes by road from Schiphol Plaza, and roughly 25 km (half an hour outside rush hour) from Amsterdam city centre.
- Airport on the doorstep
- Useful when your hands-on staff fly in. Direct flights from most of Europe and a short drive to the halls, which matters on a migration weekend.
Three workloads that fit a Schiphol-Rijk campus.
Five things to settle before the contract.
- Power ceiling and cooling
- What the hall delivers per rack today, and whether the cooling design supports the density you are planning for year three. Those are two separate answers.
- Expansion rights
- First refusal on the adjacent racks or cage space, in writing, with a term and a rate. On a growth plan this clause is worth more than the rack price. Haarlemmermeer, which includes Schiphol-Rijk, caps datacenter growth until 2030; the figures are in Capacity in Amsterdam in 2026.
- Cross-connects and metro fibre
- The in-building price list, plus what a circuit back to Nikhef or a Science Park site costs per month. Budget for both before you compare areas.
- Term and indexation
- What the annual increase is capped at, and what a longer term buys you. On a large footprint a point of indexation is real money.
- Access and badging
- How long a new engineer takes to get badged, how many people you can list, and how visitor access works out of hours. Airport-adjacent sites can be stricter.
When Schiphol-Rijk is the wrong area.
The rest of the metro, in one place.
Price against Science Park, operators, airport, AMS-IX.
Is Schiphol-Rijk cheaper than Science Park?
Usually on space and power, not always on connectivity. If your networks sit at Nikhef or Science Park, the metro circuit back there has a monthly cost that can close the gap. We price both before you decide.
Which operators are in Schiphol-Rijk?
Several, and Digital Realty is one example of an operator with a campus in the area. We are independent of all of them and pick on power ceiling, carriers and availability.
Does the airport matter?
If your engineers fly in, yes. Direct flights from most of Europe and a short drive to the halls makes a migration weekend much less painful. It is a nice-to-have, not a reason on its own.
Can I still reach AMS-IX from here?
Yes. AMS-IX and NL-ix are both on the Digital Realty campus in Schiphol-Rijk, alongside more than ten carriers. We size the ports with you before the quote.
